What am I buying?
You are purchasing a lodge that has previously been in our letting inventory. The lodge is fully equipped and ready to use. It includes furniture, beds & bed linen, carpets, curtains, appliances, china, cutlery etc. |
How is the lodge constructed?
The lodge is of all timber construction with a substantial outer wall, an insulated cavity and inner timber wall. The lodges are genuine timber holiday homes and not caravans disguised as lodges. |
How long is the lease for?
The lease is for the remainder of 99 years. |
Do I have any rights to the land around the lodge?
No, you only have rights to the footprint occupied by the lodge. Other land on the park is communal property managed by the park owner. |
When can I use the lodge?
Pinewood Homes has a 12 month holiday home licence so you can use the lodge at any time. |
Can I use the lodge as my main or only residence?
No, the Planning Consent is for holiday home use, not residential. Non-compliance of this rule will result in breach of your lease agreement. |
Can I sub-let the lodge?
Yes, you may sublet your lodge through the Pinewood Lodges Management Scheme, for that we charge 22.5% plus the cleaning plus VAT to do all your letting. Friends & family may also use your lodge too! |
What are the annual fees?
The site fees are £3300 to £4000 for 2012. This includes the charge for water, sewage disposal and maintenance of the grounds & swimming pools. As the lodges are not classed as caravans, the local authority will also levy council tax at 90% of the Band ‘A’ rate. |
When are the fees payable?
Site fees are payable yearly in equal halves on the 1st of January and the 1st of July each year. During your first year of occupation, the fees will be charged on a pro rata basis. |
Do I need to insure the lodge?
Yes, you need to insure your lodge for all the normal risks and this must include public liability cover. |
Can I put up a shed or erect washing lines?
Erecting any structure, temporary or otherwise, on the communal grounds is not permitted. Where washing lines or airers are not already in place, owners can use the communal washing lines situated next to the launderette. |
Can I park next to lodge?
Some lodges have adjacent parking others have an allocated space. Visitors must park in the visitor’s car park if the allocated parking is full. |
Can I park a motorhome, caravan or boat on the park?
No, parking is only for cars while owners are in residence. |
Are there rules & restrictions?
Yes, you are required to abide by the Park Rules. |
Are dogs allowed?
Yes, you may bring up to two dogs. Please refer to the Park Rules. |
Can we use the swimming pools free of charge?
Yes, up to the maximum occupation level for your lodge. |
What about maintenance?
After you purchase your lodge, you will be responsible for all external & internal maintenance |
Who looks after the grounds?
The park owner is responsible for grounds upkeep including grassed areas, shrubs, trees, hedges, paths, roads & swimming pools. |
Can I sell my lodge?
Yes, you can sell your lodge and the unexpired portion of your lease at any time. A sales commission (10% + VAT) will be payable to the park owner. Details are given in the lease documentation. |
